For Real Estate Agents

How a MakeGood partnership helps you win listings, strengthen campaigns, and
add value without adding workload.

How does partnering with MakeGood Co work?

You introduce us to a vendor preparing to sell — or bring us in once you've won the listing. We assess the property, produce a report, and (if the vendor proceeds) manage the preparation works to your campaign timeline. You stay focused on selling; we make the asset ready to perform. There's no cost to the agency, and we co-ordinate around your schedule, not the other way around.

Three things. You win more listings, because we remove the upfront-cost objection that makes vendors hesitate. You run stronger campaigns, because a well-prepared property with a clean building report attracts more competition and fewer lowball offers. And you protect your deals, because surprises in a buyer's inspection are far less likely to unwind a sale. A stronger result is also a higher sale price — which speaks for itself at your next listing presentation.

Yes. Through our finance arrangement, the preparation works — and, where it suits, the campaign marketing spend — can be carried and repaid at settlement. The vendor pays nothing upfront to get to market. For you, that means the conversation about money stops being a barrier to winning the listing. We'll walk you through exactly how it's structured for a given property.

No — the model is built around listing timelines. The assessment is fast and the report is delivered within 48 hours. Most preparation works run two to four weeks depending on scope, and we plan them against your launch date. If the timeline is tight, we tell you upfront what's realistic.

Yes. The signed building report is yours to use in the campaign — for vendor disclosure and to share with prospective buyers on request. It answers the "what's wrong with it?" question before it becomes a negotiation, which supports your price guide and reduces hesitation in the room.

Whichever you prefer. Some agents introduce us and step back; others stay across every step. We keep you informed throughout and never cut across your relationship with your client. You own the listing — we're the preparation partner behind it.

We partner selectively. We'd rather build a strong, ongoing relationship with the right agency in an area than spread thinly across competitors. If you're interested in your suburb, it's worth talking sooner rather than later.

Nothing. Our fees sit with the vendor's preparation works, structured to be paid at settlement. Partnering with us costs you no money and no time — just an introduction when a property would benefit.

For Vendors

If you're preparing to sell — what the assessment is, what it costs, and what you
walk away with.

What exactly is a Profit Assessment?

It's an on-site walkthrough by a registered building inspector who looks at your home the way a buyer — and a buyer's inspector — will. You receive a clear, prioritised report: every issue a buyer is likely to notice or flag, and every opportunity to add value before you list, each ranked by its return on investment. In plain terms: what to fix, what to leave, the order to do it in, and what each move is worth.

We offer three packages by depth of involvement. The Silver Market-Ready Audit ($2,500) is for clarity before you commit to works. The Gold Profit Blueprint ($5,500) adds a builder-grade scope of works, three curated trade quotes and an ROI projection — our most chosen package. The Platinum Equity Maximiser ($10,500) is fully managed and hands-off for premium properties. Every package includes a signed building report. See them on the packages section , or call Ren to talk through which fits.

Not at all. The report ranks every recommendation by expected return. You decide which works to proceed with, and we tailor the scope to your budget and timeline. Our job is to give you the right information — the decision is always yours.

Then we'll tell you. Sometimes the right move is to list largely as-is, and we'd rather say so than invent work. An honest assessment is the entire point — including when the answer is "you're already in good shape."

The on-site assessment takes two to three hours, and your report is delivered within 48 hours. If you proceed with works, those typically run two to four weeks depending on scope — always planned around your listing date.

Ren — a registered building inspector with 25+ years across residential and commercial construction. Not a salesperson and not a stylist. The person assessing your home is the person who knows the build.

No. Plenty of vendors take the plan and run it with their own trades. The report stands on its own. If you'd like us to manage the works, we can — but it's entirely your call.

No. Styling makes a home look appealing for photos; we focus on what genuinely changes a buyer's valuation and survives a building inspection — condition, repairs, presentation and the targeted improvements that move the price. Styling can sit alongside our work, but it isn't what we do.

03

For Buyers

If you're looking at a property that's been prepared by MakeGood Co — what
that means for you.

What does a MakeGood report mean for me as a buyer?

It means a registered building inspector has walked the property and documented its condition before it came to market. You get a clearer picture of what you're buying, earlier in the process — rather than discovering it after you've committed time and money to your own inspection.

The report is prepared by a qualified, registered building inspector and reflects what was found at the property. We'll always be transparent about our role — where MakeGood has also carried out preparation works, that's disclosed. We think buyers deserve straight information, not spin.

If you'd like to, absolutely — and many buyers do. Our report is there to give you a head start and reduce uncertainty, not to replace your own due diligence. A property you can review with confidence early is simply easier to buy.

04

The Works & Payment

How the preparation works are delivered, who does them, and how it's all paid for.

"Renovate now, pay when you sell" — how does that work?

Through our finance arrangement, the cost of approved works can be carried and settled when your property sells — so there's nothing to pay upfront and no progress payments along the way. It removes the most common reason vendors go to market underprepared: not having the cash free at the moment they need it.

Vetted, trusted tradespeople, briefed to a clear scope of works and supervised by Ren. Because he's worked across every trade for decades, the brief is precise, the quotes are comparable, and the quality is checked by someone who knows what "done properly" looks like.

Every job runs to a written scope of works — materials, finishes, standards and sequence — so there's no ambiguity for trades and no room for cost blowouts or shortcuts. Ren signs off the result before your property goes to market.

We focus on targeted pre-sale preparation: painting, plaster and surface work, carpentry and minor repairs, lighting and fixtures, kerb appeal, deep cleaning, and resolving the items a buyer's inspector flags. We're not a major-renovation or extension builder — every recommendation is chosen because it returns more than it costs.

Yes — that's the whole point. Scope and timeline are agreed against your listing date, and we manage the schedule so the property is market-ready, signed off, and photographed at its best before the first open home.

No one honestly can — auction day and the market are outside anyone's control. What we control is how your property presents and how it performs through a buyer's building inspection. We're transparent about expected outcomes before we start, and we stand behind the quality of our work.

About MakeGood Co

Who's behind the work, and where we operate.

Who is Ren?

Ren Benito founded MakeGood Co after two and a half decades across residential and commercial building — inspecting, project managing and delivering properties. He's a registered building inspector, which means he can identify exactly what a buyer's inspector will flag, and knows which issues matter and which don't.

Yes — MakeGood Co operates as a registered building practitioner in Victoria and is fully insured. [Confirm your exact registration number and public-liability cover here before publishing.]

We service metropolitan Melbourne and surrounding suburbs, with a focus on the south-east. If you're just outside the area, get in touch — we assess each enquiry individually.

The Victorian Government has announced plans for a mandatory vendor-paid building and pest inspection scheme, with legislation flagged for 2027. It's not yet law, but the direction is clear — buyers will increasingly expect a professional report on the table. Working with us now means you're ahead of it, with a property that's been assessed, prepared and documented before it matters.
