We assess the property, produce a report, and (if the vendor proceeds) manage the preparation works to your campaign timeline. You stay focused on selling; we make the asset ready to perform. There's no cost to the agency, and we co-ordinate around your schedule, not the other way around.

Will this delay my campaign?
No — the model is built around listing timelines. The assessment is fast and the report is delivered within 48 hours. Most preparation works run two to four weeks depending on scope, and we plan them against your launch date. If the timeline is tight, we tell you upfront what's realistic.
Can I give the building report to buyers?
Yes. The signed building report is yours to use in the campaign — for vendor disclosure and to share with prospective buyers on request. It answers the "what's wrong with it?" question before it becomes a negotiation, which supports your price guide and reduces hesitation in the room.
Do you deal with my vendor directly, or through me?
Whichever you prefer. Some agents introduce us and step back; others stay across every step. We keep you informed throughout and never cut across your relationship with your client. You own the listing — we're the preparation partner behind it.
Do you work with competing agencies in the same area?
We partner selectively. We'd rather build a strong, ongoing relationship with the right agency in an area than spread thinly across competitors. If you're interested in your suburb, it's worth talking sooner rather than later.
What does it cost the agency?

It is an on-site, strategic walkthrough by a highly qualified Building Specialist who analyses your property through the precise lens of both a premium buyer and a technical property consultant.

This roadmap details every compliance or aesthetic friction point a buyer's consultant is likely to flag, alongside every high-return opportunity to enhance market appeal before you list.
In plain terms: we give you absolute clarity on exactly what to optimise, what to leave completely alone, the precise sequence to execute the works, and how to effectively remove a buyer's leverage to discount your property during negotiations.
How much does it cost?
We offer three packages by depth of involvement. The Silver Market-Ready Audit ($2,500) is for clarity before you commit to works. Do I have to act on every recommendation?
Not at all. The report ranks every recommendation by expected return. You decide which works to proceed with, and we tailor the scope to your budget and timeline. Our job is to give you the right information — the decision is always yours.
What if nothing's worth doing?
Then we'll tell you. Sometimes the right move is to list largely as-is, and we'd rather say so than invent work. An honest assessment is the entire point — including when the answer is "you're already in good shape."
How long does the process take?
The on-site assessment takes two to three hours, and your report is delivered within 48 hours. If you proceed with works, those typically run two to four weeks depending on scope — always planned around your listing date.
Who actually comes to my home?
Your assessment is conducted by a highly qualified Building Specialist from the MakeGood Co. network. Every specialist on our team holds an advanced technical background, backed by a Diploma of Building and Construction (CPC50220), and possesses decades of comprehensive leadership across residential and commercial construction. You will never deal with a third-party salesperson or a property stylist. The expert assessing your property is a technical consultant who understands construction, building codes, and pre-sale asset optimisation inside and out.
Do I have to use you for the works?
No. Plenty of vendors take the plan and run it with their own trades. The report stands on its own. If you'd like us to manage the works, we can — but it's entirely your call.
Is this styling or interior design?
No. Styling makes a home look appealing for photos; we focus on what genuinely changes a buyer's valuation and survives a building inspection — condition, repairs, presentation and the targeted improvements that move the price. Styling can sit alongside our work, but it isn't what we do.

What does a MakeGood report mean for me as a buyer?
It means a registered building inspector has walked the property and documented its condition before it came to market. You get a clearer picture of what you're buying, earlier in the process — rather than discovering it after you've committed time and money to your own inspection.
Is the report independent?
The report is prepared by a qualified, registered building inspector and reflects what was found at the property. We'll always be transparent about our role — where MakeGood has also carried out preparation works, that's disclosed. We think buyers deserve straight information, not spin.
Should I still get my own inspection?
If you'd like to, absolutely — and many buyers do. Our report is there to give you a head start and reduce uncertainty, not to replace your own due diligence. A property you can review with confidence early is simply easier to buy.

Through our finance arrangement, the cost of approved works can be carried and settled when your property sells — so there's nothing to pay upfront and no progress payments along the way. It removes the most common reason vendors go to market underprepared: not having the cash free at the moment they need it.
Who does the actual building work?
All physical works are executed by a vetted, fully insured network of trusted tradespeople who are explicitly briefed to a clear scope of works and directly managed by MakeGood Co.

Why was MakeGood Co. founded?
MakeGood Co. was founded to bridge the gap between real estate campaigns and the building industry. After two and a half decades in residential and commercial construction, managing projects, inspecting properties, and delivering high-end builds, our founders realised that vendors were losing thousands of dollars at the negotiation table simply because their homes weren't properly prepared for market.

Isn't Victoria making pre-sale inspections mandatory? Where does that leave me?
The Victorian Government has announced plans for a mandatory vendor-paid building and pest inspection scheme, with legislation flagged for 2027.
